How To Get Started
Late Payments
If you haven't received payment after five (5) days:
Mail your five (5) day letter (preview) via Certified Mail to each named tenant individually. Staple date stamped green & white tags to copies of each letter.
Send us your fourteen (14) day notice for each named tenant individually by email.
We'll Serve your fourteen (14) day notice (preview), making up to three attempts, on three different days, at three different times of day, within a seven day period.
Postage is INCLUDED for up to three (3) Named Tenants per address!
Only have one (1) Named Tenant? Take $10.00 off!!
GPS date & time stamped photos will be available upon completion.
Digitally scanned documents will be stored securely online.
We'll mail the originals back to you or your preferred attorney / law firm.
Delinquency
If you need to go to court for late rent, we'll:
Receive your copies of the completed form(s) you provided to the court including case / index numbers and dates & times filled in by email.
Serve the Notice(s) of Petition & Petition between seventeen (17) and ten (10) days before the court date for each named tenant individually.
INCLUDE Postage for up to three (3) Named Tenants per address!
Give you $10.00 off if only have one (1) Named Tenant!!
Make GPS date & time stamped photos available upon completion.
File our Proof of Service / Affirmation of Service directly with the court at least (10) days before the court date.
Store digitally scanned documents securely online & reply with copies for you also.
Return stamped copies of the Filed & Signed Affirmation(s) of Service by mail.
Provide GPS date & time stamped photos if needed / at your request.
Non-Renewal
In the event of a lease cancellation / non-renewal:
Determine whether 30, 60, or 90 days are required based on length of tenancy.
Email PDF copies of your completed Notice of Lease Cancellation / Non-Renewals (preview) for each named tenant individually on your letterhead.
Use the 10 Day Notice to Quit (preview) for Squatters!
We'll Serve the Notice(s) before the end of the current month & return the original Proof of Service / Signed Affirmation to you by USPS First Class Mail.
We'll make up to three attempts, three different days, three different times of day.
We'll INCLUDE Postage for up to three (3) Named Tenants per address!
Only have one (1) Named Tenant? Take $10.00 off!!
We'll retain copies of Digital Documents and GPS Photos securely online.
We'll make GPS date & time stamped photos available upon completion.
Submit your request by the 18th to guarantee pricing.
